Design and construction under one roof. Single-point accountability from concept to completion.

Full Service Design Build

One team from first sketch to final nail.

Most architecture firms design and hand off. Most builders execute what others have drawn. We believe the best work happens when vision and execution exist in the same room — when the person solving the problem on paper is the same one solving it on site.

Our full-service model means single-point accountability from concept through completion. No finger-pointing between designer and builder. No value engineering that undermines intent. Just continuous refinement toward something we're all proud of.

Our Process

The same team from concept to completion means decisions compound rather than fragment.

01

Design

We begin with deep listening — understanding not just what you want to build, but why. Sketches become drawings, drawings become models, and through iteration we arrive at something that feels inevitable.

02

Documentation

Detailed construction documents that leave nothing to interpretation. Because we build what we draw, our documents are practical tools, not just permit submissions.

03

Build

Construction led by craftspeople who understand the design intent. Problems are solved in real-time, opportunities are captured as they emerge, and the final result often exceeds the original vision.

We believe the gap between design intent and built reality is where most projects lose their soul. Our model exists to close that gap entirely.

Common questions

What is a design-build firm?
A design-build firm handles both the design and the construction of a project under one contract. Instead of hiring an architect and then a separate builder, you work with a single team from first sketch to final nail, with one party accountable for the finished result.
What is the difference between design-build and hiring an architect and a general contractor separately?
In the traditional model you hold two contracts and coordinate between them, and the architect hands off drawings the builder then interprets. Design-build puts both under one roof and one contract. There is no finger-pointing between designer and builder, and no value engineering that quietly undermines the original intent.
Does Migration Studios take on architecture-only projects?
Yes. We offer architecture on its own as well as fully integrated design-build. Cam Minor is a licensed architect (AIA) and we also hold a general contractor license, so a project can start as design alone and expand into construction later.
Where in Idaho does Migration Studios work?
We are based in Garden City, just outside Boise, and work throughout the Treasure Valley including Boise, Eagle and Meridian. Our built projects also reach the mountain towns — McCall, Ketchum, Sun Valley and Donnelly — and we have taken work outside Idaho.
What size projects does Migration Studios take on?
Our range runs from a single piece of custom furniture to ground-up construction, and our approach is the same at either end. Recent work spans private residences, a five-home solar micro-community in East Boise, and a landscape hotel in Washington's Blue Mountains.
How does a project start?
It starts with a conversation. Tell us about your project and we will listen first, then tell you honestly whether we are the right fit. From there we move into preconstruction, a process we built to protect your timeline, your budget and the design intent before building begins.
